The SLNA Development Committee maintains a listing of all recent development projects and proposals in our area - it can be accessed HERE. This page may have more detail and 'history' than many residents need and it lists projects that are 'on hold' and those recently completed. We list below the currently active projects only, with a synopsis of what is, or is not, going on.
- 400 ADELAIDE STREET EAST This building, The Ivory, is on the north side of Adelaide Street opposite Princess Street. It will have 19 storeys and 277 suites with retail at grade and underground parking for 230 vehicles. - 424 ADELAIDE STREET EAST. This is an application for a rezoning application (which appears to be 'on hold') to construct new 2 tower condo - 17 and 19 stories. - 480 residential dwelling units - 3 levels below grade parking - 274 residential parking spaces. It is at the corner of Ontario Street.
- 132 BERKELEY STREET. This 10-storey residential rental building containing 177 units is being developed by Concert Properties. It is immediately south of the Berkeley Church on Queen Street East. Construction is expected to start in 2012.
- 60 COLBORNE STREET. This site was subject to a development proposal in 2008 but this did not meet City or neighbourhood expectations and was withdrawn. The site was bought by Freed Developments in 2011 and a Sales Office for "Colbourne Condos" has been constructed at King and Church. To date (February 2012) no plans have been submitted to the City.
- 5-7 THE ESPLANADE. This project, Backstage, is a 32-storey residential tower on top of a 4-storey mixed-use podium for a total of 36-storeys and 271 dwelling units. It is under construction. - 8, THE ESPLANADE. This project, L-Tower, is a 57 storey tower being build adjacent to the Sony Centre. It will have ca 600 Units, parking will be in the adjacent Backstage. See: http://www.theltower.com/
- 51-61 FRONT STREET EAST. The Berczy will be a13-storey condominium building at the corner of Front and Church with retail at grade. It is being developed by Concert Properties. Construction started in summer 2011. See: http://www.theberczy.com/
- 92-95 FRONT STREET EAST. The North St Lawrence Market. The City has agreed to rebuild the North Market and in 2010 held a Design Competition. Planning continues and it is hoped that demolition of the current building will start in 2012 or 2013 with the new Market opening in 2015 or 2016.
The City's 2012 Capital Budget states that "Funding of $60.636 million is included in the 10-Year Recommended Capital Plan for the redevelopment of St. Lawrence Market North which will result in a multi-purpose, multi-storey facility containing a public market at grade and compatible ancillary uses on a mezzanine overlooking the market hall, three levels of Provincial Offences Act traffic courts above grade, and three levels of parking below grade." Funds are also committed by the Toronto Parking Authority and total spending over the decade is ca$88 million.
- 154 FRONT STREET EAST. There is a Cityzen proposal for the Greyhound Parcel Bus Site to build two 26-storey towers joined by a bridge. The developers are appealing to the OMB and details of their plans and the City's responses are at http://www.toronto.ca/planning/154_front.htm
- 177-197 FRONT STREET EAST. This is the Acura-Sobeys site at Front/Sherbourne/Princess/The Esplanade. It was recently purchased by a condominium developer (Metropia Urban Landscapes); detailed plans have not yet been announced or approved.
- 240(?) FRONT STREET EAST. This is the site immediately east of the former Toronto Sun Building (the address of the whole of the Sun Building is 333 King Street East). Great Gulf have plans to build a residential building in the parking lot at Front and Berkeley and a new office building on the parking lot at the east end of the existing building on King Street. No details have been announced.
- 250 FRONT STREET EAST. This is the Staples site and it was recently purchased by a condominium developer (Greenpark Homes); no plans have yet been announced.
- 271 FRONT STREET EAST. This is the First Parliament site and is subject to a rezoning application for a proposed mixed-use development comprised of 2 residential towers (57 and 20 stories) in conjunction with a 6 storey podium. The proposal consists of 702 residential units, 5 levels of underground parking with 540 parking spaces and retail at grade. The City, the Province and the Federal Government (?) are working on a land-swap so that this historic site can be preserved. - 105 GEORGE STREET. This is the Post House condominium development which will be a 21-storey residential condominium building, including a landscaped courtyard connected to the retained and restored heritage buildings at 252-258 Adelaide Street East. Proposed building to contain 279 residential dwelling units complete with 1/2 levels of below grade parking. Excavation began in late 2011. See: http://www.posthousecondos.com/
- 91 KING STREET EAST A proposal - actually a Zoning Review Request - was made in January 2012 to build a 21 storey building on 71-95 King Street East which are the buildings immediately east of the King Edward Hotel up to the parking lot at the corner of Church Street. The plan is for a residential and office building with retail at grade.
- 251 KING STREET EAST. This is the King+ Condos and was approved by the Ontario Municipal Board. This will be an 17-storey mixed use building containing ground floor commercial and residential above. The new building will incorporate the (rebuilt) heritage facade of the existing building. Demolition of the existing buildings is expected to begin in spring 2012. See: http://kingpluscondos.com/
- 284 KING STREET EAST. This is an active proposal to demolish and rebuild the office building immediately east of the SAS Building just east of Ontario Street. The new 8 storey commercial building, will have ground floor retail. Final City approval is imminent and demolition/construction is expected to start in 2012.
- 330 KING STREET EAST. This mixed use building (King East Condos) at the corner of King and Parliament will have 14 storeys plus a mechanical and mezzanine level and 215 dwelling units with 3 levels below grade parking. - 333 KING STREET EAST The former Toronto Sun Building is being significantly expanded with a new HQ for Coca-Cola Canada being added on top of the existing building and proposals for two new buildings on the parking lots at the east side of the building, towards Berkeley. - 18 LOWER JARVIS STREET This development, Market Wharf, is composed of two towers and also has an address at 1 Market Street. The south tower will have 34 Storeys and 257 residential units. The north tower, which has opened, has 105 residential suites with retail at grade. Construction of the south tower is in progress and t will be completed in 2013. See: http://www.marketwharf.com/
- 8-12 MARKET STREET. This includes the former Fish Market restaurant building and garage on the west side of Market Street just south of Front Street East; the restaurant building has been restored and the garage building at Church and The Esplanade demolished and rebuilt as a retail property. The LCBO will occupy the upper level of the 'restaurant building" and it will be linked to their store on Front Street. The lower level on Market Street will be retail or restaurant. The whole of the project should be completed by late 2012.
- 25 ONTARIO STREET. This is active proposal for a 21-storey mixed- use building with commercial uses at grade and residential condominium above. Included in the proposal are 239 dwelling units and parking for 205 vehicles in five levels of below-grade parking. The site is at the south east corner Adelaide Street East. It would retain the north and west walls of the existing designated building - now occupied by Sun TV. An official community meeting on this project will be held by the City in February/March 2012.
- 88 SCOTT STREET. (Also known as 40 Scott) This is an active proposal from Concert for a 58-storey residential building comprised of a 5-storey podium and 53-storey tower. A revision has been submitted to the City that includes the following: proposed height was 195 metres now 202 metres tall including the mechanical penthouse; proposed units was 513 now 472 units; proposed gross floor area of the building was 48,605 square metres which includes 734 square metres of ground floor retail uses now the gross floor area is proposed at 49,801 square metres including 850 square metres of retail space at grade and 5,580 square metres of office in the Wellington Street part of the podium. The applicant is proposing to demolish the existing 7-storey structure and preserve and reuse its stone cladding for the new podium. Discussion continues but a sales office is expected to open, on Yonge Street, in early 2012. See http://88scott.com/
- 101 SHERBOURNE STREET . This project, The Modern, is at the north-east corner of Richmond and Sherbourne Streets. It is under final construction and will open in early 2012. See: http://themoderncondos.com/
